Getting The Job Done: Contractors And Permits

Choosing a patio or deck design isn't enough. Don't forget to think about zoning codes and contractor options.

Once you've determined your patio or deck design, you have a whole new set of responsibilities -- namely, making sure your plans match local zonging and building codes, and then deciding whether to hire a contractor.

Zoning codes may restrict the height and size of your deck, as well as how close your deck can come to your side and rear property lines.

Most municipalities require a building permit. This requires a fee, but includes a pre-construction plan review that could save you hundreds of dollars by finding potential problems early on. This process is also important for ensuring that your deck is structurally sound and safe.

You, or your contractor, will also need to check with your local utility companies to determine the location of buried electric, telephone, gas, water and sewer lines.

At this point, you will need to decide whether you feel competent to build your deck yourself, or to hire a contractor.

If you decide you'd like to hire a professional to do the job for you, here are some guidelines to follow when hiring a contractor:

  • Verify the contractor's name, address and telephone number.
  • Find out how long they have been in business.
  • Ask to see their showroom or photos of previous projects.
  • Ask for references and testimonials.
  • Check to make sure they have licenses and insurance.
  • Ask about warranties -- for both products and workmanship.
  • Are they knowledgeable different types of decking products?
  • Do they communicate well with you?
  • How long will the project take?
  • Do they offer financing?
